We have been thinking about buying a house for a while now and, of course, we are gathering information from friends and acquaintances who have already built or purchased a property. We often hear that especially existing homes are quickly sold "off the market" and never actually appear on the well-known listing platforms. This obviously reduces the chance of finding a good house, which might even be a bargain.
Do you know of any ways or have any ideas on how to access these "internal leads"? It can’t always just be a coincidence that someone knows someone who knows someone whose acquaintance is selling a house, right?

When it comes to existing properties, you can rely on real estate agents, especially those connected to or owned by banks, as they sometimes have a slight advantage. My apartment was sold by the bank’s agent to a bank customer whom he knew was looking. It never went on the open market...

I agree with that.
Good and affordable houses are becoming increasingly rare. In our area, only overpriced “junk” is still available on the market.
