ᐅ Very damp and moldy garage

I have a garage with a flat roof—I’m not sure if that’s relevant or not. Every winter, the ceiling of the garage gets moldy, and the floor is completely wet. There are also damp spots on the walls about 20 cm (8 inches) high from the floor. Can you tell me what might be causing this?

P.S. Eight days ago, I ventilated the garage thoroughly, and the floor had dried. Now, here’s the situation: I parked my car inside the garage seven days ago, and it was completely dry (so it’s not because the car was wet when parked). Do you know how it looks now? Wet, wet, wet—the floor is wet again. Why is this happening?

Is the moisture coming from below through the floor? Or is it caused by the flat roof, since there is mold on the ceiling? But then, why is the floor wet? Or are there multiple reasons for this? Please help me understand the cause and what I can do to fix it. Thank you.

Hmm... hard to say since the mold is up near the roof but the floor is wet... strange. I’ll talk to someone who knows about this, maybe then I can answer the question.

To answer this question reliably, I would need a crystal ball 😉

Two possible sources of the problem come to mind. Firstly, a poorly sealed flat roof – is the bitumen membrane still intact, and does the surrounding zinc flashing (parapet cap) extend far enough over the softwood on the exterior walls supporting the flat roof? Secondly, the required insulation against rising damp above and below the first row of masonry in the garage construction might have been omitted; both scenarios are, of course, possible.

To determine the precise causes, you should either contact the original builder or consult a building moisture expert.
