We are currently at the very beginning of the planning process for our single-family house in Bavaria. The plot of land is already secured.
We have very clear ideas about how it should look and how the layout should be. Over the next few months, we have appointments with several construction companies. However, before that, we would like to know if the project is even feasible as planned, so that we don’t find out from the builders or planners that it’s not possible. This way, we still have time to adjust our plans and come up with new ideas.
Specifically, it concerns the following:
Single-family house with 1.5 stories without a basement (ground floor: kitchen / dining / living, guest room, guest bathroom & upper floor: master bedroom, 2 children’s rooms & bathroom)
Double garage with basement
Why build a basement under the garage? Currently, an old barn stands where the garage is planned, which will be demolished in the next few months. Because the site is on a slope, the barn’s foundation slab is about 2.5 meters (8 feet) below street level. On one side, a retaining wall is needed for the garage anyway, so we could leave the excavation open and add three more walls to create a basement (which would eliminate the need for backfilling).
Our plan is to have the heating and technical room, a laundry room, a home office, and additional storage rooms in the basement under the garage. Only the laundry room and home office would be heated; all other rooms would be “cold rooms.” This way, the home office is separated from everyday living areas, giving me some “distance” from work in the evenings.
Is this feasible? Or are only basements under the main house allowed to be used as home offices and laundry rooms?
