I am currently considering whether it makes more sense to build a new house or to buy a used one for the following requirements:
I have a few properties in mind that meet these requirements and have already undergone some renovations (e.g., natural gas heating replaced). They are all priced around 270,000 - 320,000 euros (house price only, excluding land for better comparability) and are approximately 30 years old.
My question is: Can these requirements be reasonably accommodated in a new build, or would that lead to significantly higher costs compared to the “used” houses?
Setting aside the age factor, what would be the advantages of a new house (apart from personal preferences in design)? What developments have taken place in the meantime, which "must-haves" are now standard that didn’t exist before? To what extent would these justify a premium for a new build?

Hmm, when I look around the usual real estate search engines, even prefab houses in that price range seem to be significantly more expensive and often don’t even have a basement, and are far from being turnkey. But I haven’t been researching this very long or in-depth, so maybe I have the wrong impression.
What I’ve also noticed in my research is that one of the most interesting features in new builds is actually a mechanical ventilation system with heat recovery (as long as it doesn’t cause unwanted noise). Would it be possible to retrofit something like that in 30-year-old houses, or is it better to avoid it because retrofit solutions are usually rubbish, or because these houses are generally not airtight enough for such systems (is there anything that can be done about that)?
