Hello,

we are planning a clear structural height of 2.75m (9 feet) for the upper floor. Our builder mentioned that with this height, the windows might not be very tall (he hasn’t given exact details yet), since the window lintel and ring beam (for the town villa) still need to be taken into account. Do you know how much space is needed from the top edge of the window to the ceiling? We want to calculate ourselves whether the structural height will be sufficient.

Best regards
Sabine

We want to install a mechanical ventilation system, which will likely leave us with a living space height of only 2.58 m (8 ft 6 in). If the roller shutter box and the window lintel end up being 58 cm (23 inches) high, then the floor-to-ceiling windows can only be a maximum of 2 m (6 ft 7 in) tall, if I have understood everything correctly.

Best regards,
Sabine

If I have interpreted the plans correctly for our project:
- Structural height of the upper floor: 286 cm (112.6 inches)
- Floor construction height: 20 cm (7.9 inches) (including ventilation ducts)
- Drywall ceiling construction below the beams: 11 cm (4.3 inches)

==> Clear living room height above the finished floor level: 255 cm (100.4 inches).

The ceiling construction partially covers the ring beam, so above the windows only the roller shutter box and the exposed part of the ring beam remain visible. I would need to measure the height of the windows or the section of wall above them... According to the plan: window sill height is 88 cm (34.6 inches) from the top edge of the finished floor, and the window opening height in the rough construction is 153 cm (60.2 inches) (this includes the roller shutter box). As you can see, there are no floor-to-ceiling elements.

Photos are available in the house photos thread.

Look on the bright side—you don’t have to climb onto the chair to reach the window legs several meters high. Just kidding, the windows are definitely not low. Or what did you have in mind?

Where exactly is the low point!? A rough construction height of 2.75 meters (9 feet) corresponds to a finished floor level of 2.60 meters (8.5 feet).

Where are you coming from...?

What do you mean? 275cm (108 inches) minus 15cm (6 inches) floor construction, or am I missing something?

The original poster is building a two-story house. Don’t you also think that 15cm (6 inches) is a bit too little for a precast concrete slab (or formwork), underfloor heating, and screed? I consider 25cm (10 inches) the minimum; reinforcement regarding a possible earthquake zone aside!
