We are currently planning the conversion / expansion / extension of a garage (6 meters wide and 10 meters long) into living space.
The existing garage is to be extended by 3 meters in width, and then a floor will be added on top. (gable roof)
We have submitted our ideas along with photos from a neighbor to a design office, which provided us with the construction drawings and the prepared building application. (Design office found via online platform)
Now, our questions:
1. Before commissioning this planning, we spoke with the building authority and passed our gathered information on to the design office. Among other things, two parking spaces must be shown for the property. The building application for the conversion shows one parking space. Is this acceptable? Does such a specification generally only refer to the part of the extension / conversion?
2. The existing garage must be divided in the middle because it is a boundary building, and a 3-meter (10 feet) distance to the neighbor must be maintained. (Building encumbrance / easements are not possible) This new partition wall is drawn on the ground floor as a 24 cm (9.5 inch) Poroton wall. On this wall, the gable side made of 36.5 cm (14 inch) Poroton bricks is planned on the upper floor. A wooden beam ceiling is planned as the floor structure.
3. The new drawings do not match the actual existing conditions in one area. Is this important for the building application?
4. One elevation drawing in the building application does not correspond to the ground floor drawing.
5. On Saturday, we received the invoice for the building application (without a payment deadline), on Monday the application documents arrived by registered mail, on Tuesday the head of the design office called and asked for “prompt payment of the invoice,” and on Wednesday I received an email demanding payment by Friday... We had made a 35% deposit of the agreed amount beforehand. The points mentioned above are reasons for me to withhold payment until I know if everything will be accepted by the authorities. Is my attitude understandable from the perspective of other home builders? The design office employee said: Submit the documents, and we will take care of any questions or changes afterwards...
To make matters worse, the lady from the building authority is so busy that she cannot provide us with any explanations...
