We have some issues with moisture in the basement foundation area of our house, which was built in 1970, especially during heavy rain. The house does not have a protective roof overhang.
As part of renovation and insulation work, we excavated around the house about 1 to 1.5 meters (3 to 5 feet) wide to install perimeter insulation and also applied new waterproofing there.
We also noticed that the house originally had some bitumen on the exterior basement walls. We don’t know the exact situation with the drainage system, but there is probably one in place.
However, due to budget constraints, we won’t be able to excavate around the entire house again to do everything properly. I know that would be the only proper solution, but the funds are not sufficient.
What I have heard from a few sources is that something like an underground roof or below-grade flashing can relatively easily be added later on.
If I understand correctly, this would involve installing a roughly 1-meter (3 feet) deep, 1 to 2 meters (3 to 6 feet) wide EPDM membrane around the exterior insulation, with a slope to divert water away from the outer wall and foundation.
Such a membrane including installation materials costs about 1000 euros. Compared to that, chemical injections in the basement would be significantly more expensive.
Have you heard of this kind of underground roof, and does it even make sense to do something like this?
