ᐅ Uncertainty When Choosing the Right Plot of Land

Hello everyone,

Since this is my first post in this forum, I would like to briefly introduce myself. My name is Alex, I am 29 years old, and my wife, my 17-month-old daughter, and I are currently planning to build a new single-family house.

We have been living since 2010 with my parents-in-law and brother-in-law in a multi-generational house (3 households) and for various reasons we urgently want to move out and start our own project... 🙂

In our village, a local residents’ scheme is currently being developed, and fortunately, we now have the opportunity to choose one of the five remaining plots of land. However, we are still unsure which one to pick. The problem is that we only have a short period to decide, as we don’t want or can’t keep the families ranked behind us waiting.

For this reason, I would be interested in your assessment. I will not reveal our preferred plots to avoid bias.

Plot 1: 517 m² (5570 sq ft)
Plot 2: 414 m² (4455 sq ft)
Plot 3: 527 m² (5675 sq ft)
Plot 4: 508 m² (5470 sq ft)
Plot 5: 501 m² (5395 sq ft)

P.S. In case it matters, we plan to build a single-family house with about 140 - 150 m² (1500 - 1615 sq ft) of living space, plus a double garage, and possibly a basement.

I already have my dream house roughly planned and sketched out, but my main priority is to adapt the house to the land, not the other way around. In other words, first we need to find a plot, and then we’ll start designing the house.

As mentioned, the living area should be around 140 m² (1,507 sq ft), with two full floors.
Ground floor: open-plan living/dining kitchen plus a spacious living area for my home theater with projector and screen. Depending on the space available, there might also be a guest/study room and a small bathroom. If we decide against having a basement, then a utility room will need to be planned on the ground floor.

Upper floor: two children’s bedrooms, a master bedroom with dressing area, and a main bathroom. Ideally, we would like an ensuite bathroom for the parents plus a separate shower room for the kids, but that probably won’t fit within the planned living area.

Honestly, I would take any of the five plots, as long as we can finally move out of our current living situation 🙂

Then 3 or 1, since south-facing orientation can be planned well. But as you say, in the end, there isn’t much difference anyway 😉

Number 3 or Number 2 ... Number 1 is a corner lot with streets on two sides and probably the duty to clear and maintain both sides.

Hello,

I would choose option number 3. I like it best. Our neighborhood is about 15–20 years old, we have lived here for 15 years, and our children are 13 and 16. There is also a playground nearby, and the noise level is manageable... but it is very convenient when small children can go there by themselves and you can see from the house if everything is okay.

We are now building again in a new development, but this time we chose a plot that is located as far as possible from the playgrounds.

My favorite would be option number 2 because it allows natural light to enter the house from the east, south, and west. With a clever layout, you also get a decent garden or terrace area.
