I would also like to share my design here for discussion. The design was created by me and complies with the development plan. I am preparing the building application myself. However, since I am "only" a civil engineer, I am hoping for input or suggestions for improvement and optimization.
Plot size: 819 m² (8807 sq ft) + 261 m² (2810 sq ft)
Slope: yes, about 0.50 m (20 inches) from front to back
Roof type: hipped roof with trusses
Style: modern
Basement: no
Floors: ground floor + attic tower
Number of occupants: residential unit 2: retirees, residential unit 1: 2 adults, 2 children (teens)
Open architecture

Open kitchen, kitchen island: yes
Number of dining seats: 6

Garage, carport: 1 garage, 1 carport

What do you particularly like? Why? The building line and floor area ratio are predetermined; the plan was to create 2 single-story units. I like my design but would appreciate outside opinions as it might lack creativity.

If you had to give up something, what details or expansions would you skip?

A wardrobe planned at 60 cm (24 inches) depth is good; some wardrobes with doors measure nearly 65 cm (26 inches). This applies to main closets as well as wardrobes. You can fudge a bit by using 50 cm (20 inches) units without doors. We have those too, but the storage underneath is unsatisfactory.
Passing through the chill lounge with your shopping bags to get to the kitchen. There should also be situations where you want to retreat without immediately going to bed – which is not possible here. The 52 m² (560 sq ft) are somewhat overstated, since the first part actually still belongs to the hallway.
And yes, people often rationalize their own blind spots – frequently comparing the present with the past 😉

This floor plan and your implementation are probably final, with no more changes expected.
But you really should reconsider.
PS. The bedroom is located next to the hallway of the main apartment, so if someone is a bit loud in the evening, everyone in the bedroom will be disturbed.

- Swap the living room and kitchen (although I really liked the south-facing side 🙁, and my kitchen is almost new and 4.18 m long (13 feet 9 inches), so it should actually stay like that).
The chimney will also move because of this; we’ll see where it ends up.
- Plan cabinets with a depth of 60 cm (24 inches) or declutter more (so fewer cabinets will be necessary).
- Make the hallway smaller.
- Make the bedroom and closet larger—hmm, does that mean the small tower room should be bigger too?
- Check how much accessibility I can still incorporate into Apartment 2.
@TomTom: maybe you have some constructive input? How much should I scale back? I haven’t submitted the building permit / planning permission yet; otherwise, I wouldn’t be asking. You don’t really find the bedroom next to the entrance hallway problematic, do you? 🙂 Otherwise, most multi-family buildings would have to be redesigned.
So, any thoughts on the exterior appearance?

And yes, I’m serious. In semi-detached houses, different partition walls are definitely installed, and in typical multi-family houses, the doors are located centrally at the staircase, and hopefully, there won’t be a bedroom there.
And I think that’s a good point, but you probably don’t like hearing it, just like your 40cm (16 inches) cabinet...

I also don’t think the design is ideal, but a quick note on wardrobe depth:
You need 60cm (24 inches) if you want to hang clothes. However, if you only plan to store T-shirts, sweaters, etc. folded, 45cm (18 inches) is sufficient (and, in my opinion, even more practical).
The kitchen doesn’t necessarily have to be relocated, but it might be better designed so that the passageway is within the kitchen area, not the living area (for example, move the wall toward the living area according to the plan, shift the door upward on the plan, so it opens into the kitchen).
Is a basement planned?
Overall, including a potential basement, there is very little storage space. This needs improvement! You won’t want to have to run through the hallway to the utility room every time you need the vacuum cleaner.
Statements like “we have it like that now and it’s enough” really annoy me and discourage me from contributing. That kind of attitude is unacceptable, sorry. You are building your house and investing a lot of money, so a “that will do” approach is simply not enough. At least that’s how I feel.
A 40cm (16 inches) deep coat niche can work in a pinch, but it’s not ideal. So consider planning it differently.
