Hello,
I would also like to share my design here for discussion. The design was created by me and complies with the development plan. I am preparing the building application myself. However, since I am "only" a civil engineer, I am hoping for input or suggestions for improvement and optimization.
Plot size: 819 m² (8807 sq ft) + 261 m² (2810 sq ft)
Slope: yes, about 0.50 m (20 inches) from front to back
Roof type: hipped roof with trusses
Style: modern
Basement: no
Floors: ground floor + attic tower
Number of occupants: residential unit 2: retirees, residential unit 1: 2 adults, 2 children (teens)
Open architecture
Modern construction method: yes
Open kitchen, kitchen island: yes
Number of dining seats: 6
Fireplace: yes
Garage, carport: 1 garage, 1 carport
House design
Who created the design:
- Do-it-Yourself
What do you particularly like? Why? The building line and floor area ratio are predetermined; the plan was to create 2 single-story units. I like my design but would appreciate outside opinions as it might lack creativity.
What do you dislike? Why? The bathrooms are not yet optimal.
Preferred heating system: underfloor heating, heat pump with ground collectors
If you had to give up something, what details or expansions would you skip?
Nothing 🙂
Thanks and best regards

Bergziege2918 Dec 2016 18:15Hello Bellanina,
We only want a ground floor; the little tower is necessary because we couldn’t fit a bedroom for ourselves on the ground floor. We currently live in the attic and want to live on one level only as we get older. If we can no longer use the stairs, we would move into a child’s room.
I already mentioned the storage room upstairs. The bedrooms for the children are sufficient since one child will probably start university in the summer at 17, and the second child shortly after. Then one child’s room will become an office, and the other a guest room or spare bedroom.
The living room furniture layout should be as shown. The TV should be placed on the west wall between the two windows. I also wanted to be able to look outside from the sofa because the view is very nice and unobstructed.
In the bedroom, there should really only be the bed, nothing else—that’s how it is at the moment.
The washer and dryer are located in the utility room.
Thanks and regards

2 rows of wardrobes, each 40 cm (16 inches) deep, I need to check againAre these going to be bookshelves? 40 cm (16 inches) deep? A proper depth would be 58 cm (23 inches).
Is the heating system supposed to fit into the utility room?

And doesn’t the chimney stack interfere with the upper floor? Shouldn’t it extend above it???

Bergziege2918 Dec 2016 18:45Hello Caspar,
The heating system has been coordinated with our heating contractor.
I find the cabinet depth acceptable.
To my knowledge, the chimney does not need to extend beyond if it is more than 1.50 m (5 feet) away. However, an appointment with the chimney sweep is still on my list.
At the moment, I also watch TV at an angle from about 5 m (16 feet) away.
Best regards

As far as I know, the chimney does not have to be extended beyond 1.50m (5 feet) distance. But I still have an appointment with the chimney sweep scheduled. With the amendment of the First Federal Immission Control Ordinance (1. BImSchV), effective since March 22, 2010, new regulations for the distances of chimney outlets above the roof must be observed for renovations and newly installed solid fuel heating systems such as wood or pellets. The changes apply to roof pitches over 20 degrees. The exhaust outlet must extend at least 40cm (16 inches) above the ridge or have a horizontal distance of at least 2.30m (7.5 feet) from the roof surface.
Additionally, for all solid fuel heating appliances with a total heat output up to 50 kW, the exhaust outlet must extend at least 1m (3.3 feet) above the top edges of ventilation openings, windows, or doors within a radius of 15m (50 feet). So I don’t see anything about 1.5m (5 feet) there.
If I’ve identified the measurements correctly, the bedroom should be either 2.81 or 2.76 meters long. That definitely doesn’t leave a one-meter (3.3 feet) wide passage.
I said “almost no cloakroom space.” 1.6 meters (5.25 feet) for shoes, jackets, bags, scarves, etc. for four people seems too little to me.
I would probably try to use the kitchen as a passage rather than the living area. I would already miss having a wall behind the second section of the sofa for coziness (and you apparently even planned a strip of windows there?), let alone the idea of lying on the couch in pajamas while the kids’ friends head to the fridge.

toxicmolotof19 Dec 2016 07:59Chimney: For NRW, the rule is... within a radius of 15m (50 feet), the chimney must be at least 1m (3 feet) higher than the top edge of the surrounding windows, plus or minus the discretion of the local chimney sweep inspector.
