ᐅ Turnkey Prefabricated House – Is the Total Price Reasonable?

Hello everyone,
great to see so much information being shared here to help out!

My question:
We have a budget of 200,000 for a turnkey house construction (including everything!). This means also garden, earthworks, foundation slab, etc. Please assume fully turnkey!
A basement is not necessarily planned, unless someone can convince me that having one, or even a partial basement, would be more cost-effective.
As I said, the house including all additional costs and everything around it should not exceed 200,000.
The plot of land is separate.
My question: Is this budget sufficient?
Alternatively: Would a semi-detached house be cheaper? I assume I would save only one wall and some land, right?

And—please calculate separately—what additional costs would peat soil add, expressed in Euros?

Several prefab house companies offer reasonable prices for turnkey or semi-turnkey projects. The foundation slab or basement is always extra, as are connection fees.

The solid masonry house cost (currently still in the shell stage):
If I build the first floor with 36cm (14 inches) bricks, the material cost including mortar is about 2,400 euros, pallet delivered, excluding wall mortar, bitumen, windows, and door frame (another 20,000 euros for miscellaneous small items).
The concrete ceiling cost 13,000 euros. The next floor plus roof cost me another 30,000 euros.

Plastic windows: 19,000 euros, complete with front door.
Plastering will be done personally; floors are wood with gravel fill. Wooden staircase quoted at 5,000 euros.
Fireplace extra 4,000 euros; possibly a double fireplace, offset x 2?

Electrical components, plumbing for toilets, and heating installation I’m doing myself. (Electrical equipment: about 4,000 euros including meter; sewage pipes: 3,000 euros; gas condensing boiler heating system: 6,000 euros plus radiators.
20 Buderus radiators about 3,500 euros plus 5,000 euros for small additional items.)
Costs add up quickly.
Current expenses: 192,000 euros, which is about 1,300 euros per square meter.

Comparing prices from prefab suppliers, you almost come out cheaper with the prefab package and save a lot of hassle.
Only downside: bricks are bricks, after all.
If I were to build for myself again, I would go with a prefab house (had good experiences especially with company El). That’s all.
For the masonry house, thermal insulation still needs to be added, and then it will be put up for sale.

We have obtained several financing offers. Comdi, ingdi, etc. With house construction and KfW, at least the KfW loans provide some relief compared to purchasing.

As I understand it, I need to calculate 1300 per square meter just for the turnkey house, correct?
Can I save a lot if, for example, I subcontract the painting, wallpapering, and flooring (so no DIY work!)?

Remaining for the house:
a) 141k
b) 161k – if you add 20k
and
c) 181k – if it’s the semi-detached plot

For "a" you get a KfW 70 efficiency house with approx. 94sqm (1010 sq ft) of living space, for "b" approx. 108sqm (1160 sq ft) living space, and for the last one a nice semi-detached house with about 120sqm (1290 sq ft) of living space plus attic expansion potential.

Hm, so does that mean we need to plan for 430 tons!?

The prefab house company W gave us a rough estimate:

Land +10% = 140,000
House approx. 250,000–260,000 KfW70 – 1.5 to 2 stories, although 1.5 is preferred due to the sloping roof.
Additional costs 40,000
Garage 11,500

We will have to forgo the 11,500 for the garage for now. The house would then be turnkey, including flooring and wallpaper.
The exterior work is still missing (around 10,000?).
Since the supplier and the specifications are in a somewhat higher quality range, depending on the provider, it should be possible to stay within the respective budget, or am I missing something again? Building experts tend to look at these details very closely (which is good and correct).
