ᐅ Turnkey Prefabricated House – Is the Total Price Reasonable?

Hello everyone,
great to see so much information being shared here to help out!

My question:
We have a budget of 200,000 for a turnkey house construction (including everything!). This means also garden, earthworks, foundation slab, etc. Please assume fully turnkey!
A basement is not necessarily planned, unless someone can convince me that having one, or even a partial basement, would be more cost-effective.
As I said, the house including all additional costs and everything around it should not exceed 200,000.
The plot of land is separate.
My question: Is this budget sufficient?
Alternatively: Would a semi-detached house be cheaper? I assume I would save only one wall and some land, right?

And—please calculate separately—what additional costs would peat soil add, expressed in Euros?

Well, it’s not really the same. If construction can start in November, that’s usually not feasible with a solid masonry house. The prefabricated house is ready much faster. Of course, the preparation time must be right.

Solid houses can also be built during winter. The company you mentioned, Viebrockhaus, even constructs houses in winter under tents.

oh, great! well then... if the price would also be right. at least with solid construction, the building permit / planning permission is already included. that should be enough, right??

or does it have to be a semi-detached house after all?

Viebrockhaus is not the cheapest provider... and any additional features you choose cost more than elsewhere.

Where are the plots located – in which municipality or city – that you have the choice between detached or semi-detached?

Have you forgotten that “Der Da” wrote quite a bit to you regarding prefab houses and speed? Prefab houses are not necessarily faster – “finished” only refers to the construction of the exterior shell including the roof. During the production time, masonry builders also have their shell constructions underway; we’re talking at most – and only if at all/depending on workloads – a time advantage of about two weeks.

One provider that might fit this budget, but from whom we have not yet received an offer: Viebrockhaus.

This forum often discusses this; it comes down to different production methods and is nothing complicated. The provider you mention is one of the more expensive ones on the market, and I doubt your budget will be sufficient – at least not for a detached single-family house.

My advice: first decide what you want. Prefab or masonry, semi-detached or detached – once that’s clear, you have already sorted out a major part.

that’s always difficult to say. Maybe a website can help you—try searching online for home builders and comparisons. There you can enter your preferences directly (everything that suits you, for example, a bungalow or a single-family house, etc.) and your maximum budget. The site then finds companies that can build within your price range (your 200,000 €) and still offer reliable construction contracts. We saved nearly €9,000 using that site. Just received the contract now.
