ᐅ Turnkey Construction or Managing Subcontractors Yourself?

Hello everyone,

I am new to this forum and hope you can help me a bit.

I am 28 years old and come from Schleswig-Holstein.

I want to build a townhouse (the plot is already reserved).

Since I am quite inexperienced with this, I have a question for you:

Is it more cost-effective to have a company build the entire house, or is it cheaper if I contract all the work myself (shell construction, concrete, windows, roof, electrical, heating, etc.)?

Do you really save a lot by finding the contractors yourself, or does it not make much difference?

It would be great if you could give me some advice.

If you have a good construction company recommended by an acquaintance, you can often negotiate quite a bit with them. Otherwise, it is advantageous to manage the tasks yourself. This can save a lot of money, but the coordination effort is definitely significant.

Sure,
Some people work with a general contractor / construction manager / building team, while others prefer local craftsmen (myself) and so on.
It is clear that things can go wrong with both approaches—or they might not.
Whether site supervision is included or you hire a self-chosen site manager, the client has to cover the costs in either case.

With very few exceptions, it is not cheaper because the materials to be installed tend to be more expensive when chosen by the homeowner; ultimately, a house built this way is of higher quality.

In my opinion, you are approaching this from the wrong perspective. The decision between a general contractor (GC) / construction manager / builder or architect should be based on your personal preferences; where you feel more comfortable. Do you want less influence on the house construction or more? Do you want to make every decision yourself or rather take on a more or less turnkey house?

Do you have the time and willingness to tender every trade – whether working with an architect or construction manager – at least three times and then make an informed decision?

If you pay attention to the key parameters in house building, there is no right or wrong choice regarding your building partner, because you consciously decide on one of the available options. Don’t underestimate your gut feeling. Inform yourself well in advance – here in the forum or other forums, in new development areas, at trade fairs, etc. – and then let yourself be guided by it confidently; it will not be the wrong choice! Just free yourself from the expectation that you will save money by managing every subcontract yourself; in my opinion, that will not be the case.
