I am looking for a tool, software, or even an Excel template that lists all construction costs (trades, fees, etc.). Ideally, it would allow for both cost estimates and actual expenses to be recorded.

Excel... Build it yourself... Are you building with an architect?

Currently, the plan is to build without an architect.

Okay – so the additional construction costs are mainly relevant for you, right? Have a look here – there is a good breakdown of these costs where many users have already shared their expenses.

What do you consider "all costs"? Additional construction costs already include things like sewage, earthworks, soil surveys, possibly interest, notary fees, property transfer tax, surveying, squaring out, structural engineering, planning, landscaping, building permit / planning permission... of course, everything varies from project to project – depending on what is included in your contract with your construction manager / general contractor.
