Hello again everyone!

Yes, we are currently on tenterhooks. My husband is on parental leave and has more time than usual. However, the excavator won’t arrive until spring, so here’s a question:

What can we still take care of in the meantime? Are there things you look back on and wish you had handled earlier or paid attention to sooner?

We are currently gathering initial quotes (sheet metal worker / roofer, structural shell). The kitchen layout is finalized since it influenced the overall floor plan. We’ve already visited several kitchen showrooms.

What else can we add to our to-do list (besides asking questions on Hausbau-Forum.de)?

Basically, you can start selecting samples for anything you haven’t chosen yet: tiles, windows, bricks, interior doors, and so on.
Have you sorted out the heating system? Apply for utility connections/building services (electricity and water), as this can take some time depending on the provider.
We have already bought small items like the doorbell, exterior lighting, interior lighting (which the electrician might bring along when installing), mailbox, and so on.
From today’s perspective, one thing we definitely should have done earlier—if the garden design allows it—is to set up the garden shed. We saw this with neighbors who had their garden shed ready just before the foundation slab was poured. This meant they could place a beer garden set inside (which is nice for the tradespeople, so they don’t have to take breaks inside their vehicles), didn’t have to stand in the rain during work breaks on site, and were able to store and gradually bring over some materials to the property.

  • Subsidies (keyword Bafa) applied for before signing the contract?
  • Electrical planning and estimation of the related additional costs
  • Examine the quality of windows and doors closely and, if necessary, request samples
  • Garden planning and possibly have it done using machinery already present on the construction site
  • Final determination of window positions and sizes
  • Design of the stairwell (especially if it is to be built with masonry)

I would still enjoy the calm, buy one or two magazines, and dream a little.

You don’t really develop a strong connection to the house until the walls are up. Even though you’ve spent months working with builders and planning the layout, you only get a real sense of it during construction.

However, I would recommend visiting a few showrooms (tiles, bathroom fixtures, etc.) if you haven’t already, just to see what is currently available on the market and to get an idea of your preferences — nothing is worse than not being able to agree later on. That said, I would hold off on making any final decisions for now.

Otherwise, if the contractors are already confirmed, start preliminary talks about what to watch for during the selection process. Our tiler gave us good advice, but by then the bathroom layout and sanitary selections had already been finalized a long time ago. In the end, we ended up with a combination in the shower where no one knew the best installation sequence to avoid damaging work from other trades. This could have been avoided with a discussion involving the tiler. However, he was only assigned late by our general contractor.

I believe you can’t start early enough with the electrical selections as well.

With a small child, between changing diapers, breastfeeding, and sleeping, there is usually very little time for lengthy consultations. You have to make use of every free minute.
