ᐅ Tips for the Floor Plan of a Single-Family Home

Hello,
We are planning a single-family house with exterior dimensions of 9.5 × 11.4 meters (31.2 × 37.4 feet). The entrance is on the north side. On the south side is the garden, which extends 12 meters (39.4 feet) to the neighboring property. The neighbor must maintain a 12-meter (39.4-foot) distance from our garden due to building setback requirements. We are building without a basement and have two children. The design includes two full floors plus one recessed top floor. The top floor must be set back 0.5 meters (1.6 feet) on all sides; for this reason, the staircase is not located directly at the entrance. The house should have a modern style with many windows. Ceiling heights are 2.8 meters (9.2 feet) on the ground floor and recessed top floor, and 2.6 meters (8.5 feet) on the first floor. We are not architects and appreciate any advice!

Thanks for your feedback. We will use the cooling function of the underfloor heating system throughout the entire house. Additionally, we will install an air conditioning unit in the living room and children's room, which we will only turn on when it gets too warm. We plan to install roller shutters with external blinds (Raffstore) in the living room, and in the children's room, roller shutters with separately extendable sun protection. We will keep the windows as shown in the plan. Can you also recommend a ventilation system? The exterior walls are made of Poroton bricks.

I never meant that you should choose one of the Domus models instead of your own design. Rather, I derived from your design that you would find the Domus series models to be the best examples of how the same concept looks when it actually works (in other words: how you could develop your design without the leftover areas currently labeled as "storage rooms"). The idea is just to help you have that “aha” moment or for a light to go on. As an actual project partner (for a custom design), this provider also seems suitable for your case, but that was not my main reason for mentioning them.

I don’t consider those a bad choice, but I advise against committing to a single type of brick too early. The combination of an almost ideal brick and a mediocre builder will likely be less successful than a slightly less perfect brick paired with the best builder.

A ventilation system provides comfort and is a standard feature in a house designed as you plan it.

I don’t think those are wrong choices, but I advise against committing to just one type of brick. The second-best brick with the best contractor is a better combination than the other way around.

It is true that leftover spaces do occur. But we have considered how we could use them. For example, it bothers us when the bathroom is cluttered with things like laundry baskets, bathrobes, and bathroom supplies such as shampoo, toilet paper, etc. All of that could be stored in the chamber opposite the bathroom. Toys that children are not currently using could be kept in the storage room next to the kids’ bedroom. Of course, the storage rooms are not large, but they serve their purpose. You simply have to set your priorities.
