ᐅ Time savings between trades

Hi everyone,

Our shell construction including the brickwork will be completed by the end of August. To gain some extra time later on, I’m interested in what you have planned or carried out in terms of the sequence of trades and the timing.

The carpenter and roofer are basically ready and would start immediately after the shell is finished. At the same time, I would have the measurements for the windows taken (windows have a delivery time of about 3 weeks). What would you, for example, already have done or schedule during the window delivery time, so that I can gain some time later on?

The same applies, of course, later during the drying phase of the screed.

Looking forward to your ideas and inspiration.

Best regards & thanks

Maybe I’m misunderstanding, but isn’t this about the time between ordering the windows and their installation? During that period, I would at most prepare the electrical and plumbing work (chasing, etc.). However, nothing should be installed before the shell of the building is lockable, and, in general, no equipment should be left on the construction site. Also, the "classic hiding place" for the construction site door key—in the temporary power distribution box—is not recommended. In our construction area with 10 building sites, there were two break-ins/thefts, one of which involved the key stored in the temporary power box. At our site while still in the shell phase (which I didn’t even count), two empty cases of beer were even taken.

Do you want to do it yourself or have it done by a professional?
If yourself: sure, just look for and order the right stones, if you have space to store them.
If hiring a professional: also sure, but if you don’t have a company yet, it probably won’t work out on such short notice anyway.

In any case, better to get started before the rainy weather comes, so the mess outside the house stays smaller.

Thanks so much for your tips.
I’ll sit down at the computer today to find some landscaping contractors and get in touch with them.
Maybe the neighbor can also recommend their “handyman.”

I think mid to late October (by then the scaffolding might be gone) would be a very good time.

No, you understood that correctly.
The main focus was indeed the time between ordering the windows (delivery time) and their installation. No, I’m aware of that. Cables, etc., only go in once the building is weatherproof, including doors, windows, and roof.
In principle, I also found the tips from Müllerin and Grillhendl very helpful since that will apply to us as well.

Sometimes I get the impression that for many people, the housebuilding process is considered finished once the house itself is complete, and the landscaping or exterior work is not really taken into account.
When you can lock the final front door for the first time, it’s a moment that many homeowners celebrate with a well-deserved break – and afterward, you either don’t leave the chair again or have to sit at the desk to file defect claims on time. In both cases, unfortunately, the exterior finishing suffers – but often by the time the project finally comes to a stop, the budget runway has already run out.
