ᐅ Timber Frame Construction – Is a 10 cm Exterior Wall Thickness Enough?

Good morning, we are looking to buy a single-family house that has a masonry ground floor and a timber panel construction (prefabricated) upper floor. The exterior walls of the timber panel construction are only about 10 cm (4 inches) thick in total. Is that sufficient, or would additional insulation definitely need to be added later? This is to avoid having to keep the heating on continuously during winter. Also, what costs could be expected?

You can save quite a bit on the insulation of the cold roof. The costs are also manageable there. Inside, for example, you could insulate the upper floor walls very efficiently with wood fiber insulation boards. However, your budget is already quite tight when I consider the costs of flooring and electrical work.

I am starting to understand that the original poster meant the purchase price for an unrenovated property was only X below the budget. However, I also think that the difference Y between the price and the market value is more relevant.

More precise advice can only be given once more facts are known. Who is actually instructing the real estate agent and setting the price guidelines—was it the owner herself, or a legal guardian? It was mentioned that the previous occupant was suffering from dementia.

You can only give certain advice more precisely once more facts are known. Who actually instructed the real estate agent and set the pricing guidelines—was it the owner herself, or a legal guardian? It was mentioned the previous occupant had dementia.


The woman had passed away, and the property was apparently offered for sale by the heirs.

An expert carried out an appraisal and determined a total value of €120,000 (approximately $130,000).

These are exactly our concerns.

We had the site visit yesterday and are supposed to submit an offer by this Monday.
We find this very short notice. We think it will be difficult to find an expert who can assist us on such short notice.

Tomorrow is Friday. If you have access to the building file then, we can add our input over the weekend. If you can look into the history of the sales efforts, that would be very helpful. How much "competition pressure" do you have?
