This summer, I hired a contractor to insulate the facade of my property using an External Thermal Insulation Composite System (ETICS). The insulation was only applied up to the ground floor since I don’t have a basement. The insulation also doesn’t extend deep into the ground because I plan to start a garden project next year, which will include installing patio slabs. I have now found out that the finishing detail is not done correctly (see photo), and there is a risk that rainwater could be drawn upwards or that a thermal bridge might form.
My question to the community:
Is the current finishing really that problematic, and could the patio planned for next year provide a solution, or do I need to take action now? If so, how can this issue be fixed?
P.S. The specialist company just said: “That should have been agreed on from the start – we can’t do anything now.”

Benutzer 100130 Oct 2023 07:20A proper base or foundation should have been installed there. However, that would have required excavation. Someone qualified, such as an architect or building planner, should have provided you with the details.
If you start your garden project, you should definitely carry this out as soon as possible. Otherwise, in a few years, you will end up with loose insulation.
