As mentioned before, the large bungalow won’t work. With a floor area ratio of 0.3, a maximum of 231 m² (2,487 sq ft) can be built. 231 minus driveway 30 minus terrace 30 leaves 171 m² (1,841 sq ft). The house can only be 10 by 17 m (33 by 56 feet), including the garage. My suggestion remains: put the garage facing the street, then build one and a half stories. The grading of the plot will then be relatively manageable.
Now let’s start over from the beginning.

(and neither is the nearly 300 m² (3,229 sq ft) area in relation to the floor area ratio, right?)

Myrna_Loy14 Jul 2021 17:01If you already have an architect, why are you asking here for suggestions about the foundation and costs? 🙄

hanghaus200014 Jul 2021 17:05You probably only need some grading here. What does the architect say about the foundation? So, is it 0.3 or 0.4?
