Regarding our house construction, I recently had to answer a lot of questions at work. We were discussing the daily commute, the surroundings, and the local infrastructure.
When searching for the right plot of land, many factors play an important role. Sometimes you have to accept compromises. For example, in our case, the infrastructure, meaning a kindergarten, has just been newly built within the residential area. The train connections to the major cities are perfectly located. And of course, having family a bit closer is also a plus. The price of land in rural areas is naturally different compared to city regions.
My question is: which criteria have been essential for you when searching for or choosing your plot of land? I’m also interested in your opinions regarding the daily commute. For me, it’s currently 60km (37 miles). However, my employer provides a job ticket that I can use seven days a week. And as mentioned above, the train connection to work is excellent.

Fortunately, we found a plot of land just 15km (10 miles) / 20 minutes from Aschaffenburg. It’s idyllic, located in a village with 500 inhabitants. By bike, it’s only 9km (5.5 miles) but with 200 meters (650 feet) of elevation gain to work. I would never want to move farther away than that. Life is simply too valuable for that.
And if both of us lost 1 hour more every day just commuting, when calculated as work time, plus the travel costs, that easily adds up to a loss of €10,000 per year. Hypothetically.
My opinion: If you can afford it, it’s better to live closer to your workplace, even if that means searching longer or building smaller. The quality of life can hardly improve enough to justify the stress of a long commute. It’s better to take trips more often to relax instead.
But of course, everyone has different priorities.

Very few people will likely build a home hundreds of kilometers from their workplace. But whether I drive 5 km (3 miles) further or not is not that crucial for me personally (and yes, I also have to watch the time with two small children). What good is a house near my workplace if I don’t feel comfortable there? In the end, this is very individual.
Besides the comfort factor (the most important!), the main priorities for us were:
grocery stores within walking or cycling distance (I am originally a city person and know no different, personally I don’t want to get in the car for every loaf of bread), basic childcare facilities in the town (nursery, daycare, primary school), local access to medical care, and good connections (highway, city transport), so that we can reach the city center faster than some city dwellers.

Okay, I wasn’t thinking about +/- 5km (3 miles), but more like city/suburb versus the nearest town. Just like in the survey (20km (12 miles) or 50km (31 miles)).
These days, shopping options are available in almost every town, even if it’s just a small corner shop or gas station.

- Infrastructure (shopping, children’s hobbies, school, etc.) preferably within walking distance (up to 1.5 meters (1 mile)); goal: avoid a second car if possible. Short distances, especially for children.
- Good access to public transportation: for us, the suburban train (S-Bahn) is a 7-minute walk.
- Not only is transport connection to the current job important, but also good access in case of a job change (motorway/highway, suburban train, airport). Who works for the same employer for 25-30 years?
