allstar835 Nov 2019 08:17Hello everyone,
due to current circumstances (just before signing), I’m interested in what upgrades or additional features you included—or had to include—beyond the standard package during your house construction, especially when working with a general contractor (GC), and what the price or price difference was for those?
Thank you very much

- Windows (security)
- Front door (transponder and self-closing lock)
- Tiles (stainless steel strips + mosaics)
- Stairs (colored risers + stainless steel railing rods)
- Electrical (various outlets, LAN sockets, and staircase lighting)
- Sanitary (different toilets, rain shower heads, etc.)
So, almost every trade in some way. Surely more will be added.

We settled almost everything directly with the trades, which was also preferred by the main contractor (GC). If these costs had been included in the financing upfront, it would have been at least just as expensive, often even 30 to 50% higher. Many items, such as tiles (instruction: "5 samples, up to 25 euros. If different, please contact the tiler directly"), could not reasonably be arranged through the GC.
Tiles (different types, rails, grout)
Moving walls
Better doors
Stair builder (risers)
Painter (silicate paint instead of dispersion paint)
Sanitary/heating (concealed installation, underfloor heating in the bathroom, radiators in the basement)
Electrical (a huge range: more outlets, circuit breakers, empty conduits, network sockets, outdoor cables, satellite...)
Drywall carpenter: shower niche
Directly with the GC: all floor plan changes were done upfront; afterwards, these would have become very expensive. Adjustments to window and door openings, which we wanted changed afterwards, cost 150 euros per change.
For electrical and sanitary work, I believe the greatest potential for savings lies before signing the contract.

Electrical work 2,000 euros with the craftsman directly
Staircase different finish 430 euros with the craftsman directly
That’s all. However, the general contractor does not provide a detailed scope of work. Everything is created individually. The selection process did not take place in a fancy, large center. Everything necessary was available. Tiles and staircase in the studio. Bathroom was standard—this is the catalog; if you don’t like it, we can go to the bathroom studio. Only then. He is no longer willing to spend half a day at the bathroom studio, holding back the homeowner. Then the offer comes in and it all starts over. Because by now it is understood that the freestanding bathtub, the rain shower, and the high-end designer faucet exceed the budget.

Not much for us.
The earthworks and similar are not considered upgrades. Otherwise: an additional outdoor water tap, a utility sink with a hot water connection in the laundry room, some extra sockets and switches, outdoor lighting, garage electrical work, a satellite system, a bathroom furniture set, and a slightly more upscale front door. Our upgrade budget stayed around 3000,-
