ᐅ House is very noisy between floors

Hello,
I have the following problem. We bought a fully basemented two-family house. Everything is fine so far, but unfortunately you can hear everything from one floor to the other. I have no explanation for this. The house was built in 1985, with precast concrete ceilings, screed, tiles, and wooden ceilings. In theory, there should be little to no sound transmission. When someone talks in the basement, you can hear every word on the ground floor, depending on where you are. Throughout the entire area, you can hear the speech, and in some parts, every single word. I am really puzzled and don’t understand it. I would like to find a solution to reduce this high sound transmission.

I just wanted to know if anyone else has experienced this issue and how it was resolved. I will have to live with it anyway, since an expert report will probably only identify a flaw in the ceiling insulation or ceiling construction, which is likely to be very expensive or very difficult to fix.

That will definitely be the case! Did it really never occur to you to consult a professional before signing the purchase contract?

This raises the question of what a professional could have noticed beforehand. We also visited the house several times, but no one was moving between different floors to pay attention to any sounds. I'm quite certain that even a professional would not have noticed anything. We only became aware of it after about 2 weeks, when guests were sitting in the basement bar and I went upstairs to get something. So, how could this have been detected during an inspection, whether with or without a professional?

I understand your issue. Does it happen often that people on different floors talk and it bothers you? Or is it more of a theoretical question?

We live in the house with our family, but it’s still not great to hear everything. The problems would increase if we were to rent it out at some point.

Well, comments like that don’t really help me. I’m 1000% sure that no one would have noticed this mistake. I’ve talked to some of my acquaintances and those of the previous owner—some of them are even the same people—and none of them noticed anything over all these years. Of course, none of them are highly trained experts with the extraordinary ability to hear things upstairs while standing downstairs. I guess you first have to learn that at some university.
