we are planning to build for the second time and have spent a lot of time working on the floor plan—revising and adjusting it. Now it’s finished, or at least we think so. What do you think?
Basic details: city villa, 250m2 (2691 sq ft), for 6 people on a 741m2 (7976 sq ft) plot.

This has nothing to do with a favorable market situation; you have most likely contacted the wrong providers.

Those who can read clearly have an advantage....
There are still many architects who offer a free initial draft; usually as a simple line drawing (which is rarely a proper design), but it is enough to get a sense of whether commissioning them is worthwhile.

Those who wanted payment upfront were quickly removed from our list.
Of course, you won't get a fully detailed design at this stage, but it is sufficient for initial orientation.
