Hello,

we are planning to build for the second time and have spent a lot of time working on the floor plan—revising and adjusting it. Now it’s finished, or at least we think so. What do you think?

Basic details: city villa, 250m2 (2691 sq ft), for 6 people on a 741m2 (7976 sq ft) plot.

We’re curious to hear your thoughts.

Hand-drawn two-story floor plan: living room, kitchen, hallway, bathroom, WC, bedroom, stairs.

I think the ideas are very good overall. However, I find it quite difficult to provide reliable assessments from a distance. I would generally recommend having such evaluations done by a professional on site. Even if you have some knowledge of the subject, I believe it is best to review everything in person with an expert to decide how to proceed.

Especially regarding staircase construction or spiral staircases, it is important to first get an overall impression.

This is by no means meant as criticism of the forum or anything like that, please don’t misunderstand.

Hello, we also submitted the whole thing to a company for review and improvement. It is just our idea or concept. The feasibility and any possible improvements need to be identified and pointed out to us by the professional.

Even from a distance, it is quite clear that paper-thin walls won’t work, and the statement

What kind of company are you working with, where is your sketch? Haven’t you followed up on the advice to consult an architect?

As a moderator, I believe it’s important to choose words and expressions more carefully.

It is completely clear that walls are not just a single line, and we have definitely taken that into account. I have already explained the layout of the individual rooms. Other factors are more important to us than the perfect positioning of the rooms, such as the neighbors’ view into the rooms and having a green, pleasant side of the house.

We are not completely inexperienced, as we built a house four years ago and completed it fully within six months.

We want to take on the challenge again, solely for professional reasons and because of our growing family size.

Am I correct in understanding that you haven’t established direct contact with this architect?
Is it more like a planner from a construction company who is now finalizing your drawing?

I wonder why you want to invest such a significant amount of money (300,000–400,000) in a house but hesitate to hire an architect. Or are you just being stingy? Or...
I mean, before a building expert even comments on designs, a lot must already be in place. None of us are paid to write here, but we also have no reason to sugarcoat anything.
