ᐅ Swedish Prefabricated Panel House / AB-Elementhus Renovation vs Demolition

Hello everyone,

We have purchased a Swedish prefabricated house from the company AB-Elementhus. It features a solid masonry ground floor, on top of which the prefabricated house is built.
Initially, the plan was to completely demolish the house and replace it with a new cross-laminated timber (CLT) structure of the same size.

While studying the building documents and permits for the AB-Elementhus house, I was positively surprised by the construction.
The wall assembly is (inside to outside) 2cm (0.8 inches) cross-laminated timber, 16cm (6 inches) compressed wood chips, 2cm (0.8 inches) cross-laminated timber, and 0.2mm (0.008 inches) stove-lacquered aluminum.
The planned layout of the new building could be realized within the existing structure, so I am now considering renovating and upgrading instead of demolishing (insulation, interior, windows, etc.).

Does anyone have experience with these houses?

My house is also an SEH (Swedish Element Houses Ltd in FFM distributed and built AB Elementhus houses in Germany).

Do you still have the original windows in your house, or have you already replaced them? By any chance, do you have pictures or information about how the beam supports were constructed?

It would be very encouraging if the issue with the harmful substances turns out to be unfounded.

I have been interested for some time in timber houses manufactured in Sweden. Not because I am particularly fond of Sweden, but because they have been building this way for centuries and, in my opinion, have the longest experience. Although this company was not among my top choices, all the Swedish companies I looked at gave a very solid and also environmentally oriented impression overall.

Therefore, I think preserving such a house makes sense if the floor plan fits.

To get a more detailed expert opinion, I probably wouldn’t necessarily try to contact the manufacturer directly or someone specialized in this field. A local timber house builder should be able to assess it well too. And if you are renovating and choose someone locally who does a similar wall construction, they will surely be able to provide a well-founded evaluation.

Or: is the company in Sweden still operating? Just call them – all Swedes speak very good English, communication should be no problem.

Personally, I would prefer the local timber house builder.
