Hello everyone,

We are about to start everything soon and are currently waiting for the soil survey and the surveying to determine the final price.
Since the soil survey is essential, it makes sense to know how much excavation is needed.
But what is the surveying important for in this context?

The surveyor first stakes out the plot in new development areas to clearly identify the property boundaries.
Afterwards, they mark the planned building corners so the geologist can conduct boreholes in the correct locations—usually at two opposite corners of the building.
Surveying can also be important for verifying elevation levels, which determines the scope of foundation costs and earthworks.

Could you explain the second paragraph? What does it mean to verify elevation levels, and how does this influence the amount of work needed for foundation costs?

Flat plot: Usually less expensive.

Hilly plot: Usually more expensive.

What exactly will be started (land negotiations, floor plan design, building permit/planning permission application, etc.)?
Have the soil investigation and the survey already been commissioned? If yes, by whom?
Is there a development plan (according to §8 of the Building Code)?
Does the plot of land officially exist (in the sense of the land registry regulations §3)?
