Hello everyone,
we are planning to build a house with a separate ground floor apartment, which will initially be occupied by my parents and later rented out. For this reason, we want to consider not only personal preferences but also the criteria for good rental potential. Since we probably wonât be able to fit everything space-wise, Iâm interested in hearing about your priorities. What is most important to you, and what would you absolutely not want to do without?

Yes, the parents will move in right away. Naturally, their wishes have priority because of that. Some things are therefore non-negotiable (for example, they want a closed kitchen). But in some areas, they have no strong opinion or are happy to let me handle it.
@kaho: Who knows, maybe weâll end up going with your concept after all. It wonât be exactly the same (the terrace has to be on the west side, which isnât possible on the south side), but the basic idea is good.
I donât think the apartment is really suitable for a small family with a child, at least not beyond the beginning. Then they could use the area just outside the front door. There will also be plenty of space in the basement and garage. Still, the target group is probably more likely to be a couple.
I also never wanted to live in the same building as the landlords. However, demand is extremely high here, even among friends and family.

Hans Max Wurth29 Nov 2013 17:41Regardless of the layout of the apartment itself, I would particularly make sure that a decent entrance area is created, so that you do not feel observed when entering and can receive guests without disturbance. In addition, in my opinion, a separate parking space would be important for potential future rental.
