Until now, I have only been a silent reader, but things are getting serious.
So, my first question is how you would assess the following offer for surveying services.
Item 1: Site and elevation plan
Item 2: Site plan for the building permit / planning permission
Item 3: Setting out / staking out
Item 4: Building survey after completion
Total price: €1,700 gross
We are building an urban villa with an attached garage/office extension – approximately 200 m² (2,150 sq ft) of living and usable space, near Dresden.

Is item 3 referring to rough and fine staking?
In any case, according to the fee schedule, the cost depends on the construction costs, so there shouldn’t be a difference between expensive and cheap options, and comparisons shouldn’t really make a difference either.
On the other hand, a turnkey builder was able to offer us the surveying work at a lower price than the surveyor did, which makes me wonder:
- Does the turnkey builder maybe get different rates from the surveyor?
- Does the builder pass on the surveying work at a lower price than what they actually pay?
- Are the costs allocated incorrectly and recovered elsewhere?
It doesn’t quite add up.
Our living/usable area is similar, and the surveyor’s quote was within the price range you mentioned. I did the rough staking myself, the best hourly wage I ever had.

Our prices are similar. We had 3 quotes ranging from 1,750 euros to 2,400 euros.
