MichaelHH23 Apr 2021 15:48Hello everyone,
my family and I are trying to decide whether to install roller shutters or solar control glazing combined with internal blinds on the south-facing side of our new single-family house.
The issue is that to fit a roller shutter box above the very tall windows, the entire ground floor would need to be planned about 10cm (4 inches) higher, and the already steep staircase would have to become even steeper. According to the architect, this would mean additional costs of around €15,000 and extra work for all trades due to the increased wall area.
I’m unsure whether we will ultimately be happy with solar control glazing plus internal blinds. You basically never get roller shutters or venetian blinds as nicely integrated as they are now. From a budget perspective, it is feasible, but we would have to give up other things that we might be able to add later.
Does anyone have experience with solar control glazing and internal blinds? Are you satisfied with it?

The problem: To fit a roller shutter box above the very tall windows, the entire ground floor would have to be planned about 10cm (4 inches) higher again. Hmm. I would say: Make the windows 10cm (4 inches) smaller, and it will fit. If those 10cm (4 inches) are really important, you should be prepared to cover the additional costs.

MichaelHH23 Apr 2021 20:58Thank you for your input. Unfortunately, this confirms my suspicion. We are running into budget constraints.
The windows are currently 240cm (94½ inches) high, which is already very nice and meant to be a highlight. About 10cm (4 inches) would have to be reduced. 230cm (90½ inches) is still very nice. I think we will need to renegotiate. Unfortunately, as the client, you are no longer in a strong negotiating position.
The architect mentioned that motorized external blinds (raffstores) tend to be prone to faults. Does anyone have experience with this? In case of storms and similar situations, these are, of course, automatically retracted (KNX).
