ᐅ Suggestions for the floor plan of a single-family house, approximately 175 sqm, with a pitched roof

I’m venturing into this part of the forum to share our floor plan for discussion. I’m hoping for constructive feedback and ideas in case improvements would be advisable.

We want a bright house of about 160-170 sqm (1700-1830 sq ft). We would prefer an open staircase design, but it should not interfere with the floor plan. The flat roof dormer is more than just a nice-to-have... 🙂

Overall, we like the current floor plan very much, but since we are building novices, we would like to go over it with you experts to identify any possible issues. As we haven’t signed the contract with the general contractor yet, there are unfortunately no detailed dimensions available. The furnishing in the kitchen, bathroom, and living area is not yet fixed, so please don’t focus too much on those!

Orientation: the street and entrance are on the north side, terrace faces southwest.

  • Seating window on upper floor (bay window) – to hopefully bring plenty of light into the hallway and provide a nice view
  • Open staircase (straight or with landing, no preference)
  • Kitchen without direct line of sight from living area
  • Office preferably with garden access

House design
Origin of the design: original floor plan from Gussek House “Zypressenallee,” adapted to our needs and wishes by a general contractor’s planner

What do you like most and why? We like the layout and orientation of the ground floor, with sightlines from the entrance area

What do you like least and why? Uncertainty whether the kitchen is too tight; arrangement options for living room (sofa, piano!, bioethanol fireplace?) – possibly remove the middle square window in the living area on the ground floor in favor of more space for furniture?

Price estimate from architect/planner: 600,000 EUR (including garage, additional construction costs)
Personal price limit for house including equipment: 600,000 EUR
Preferred heating system: air-to-water heat pump

If you have to give up on certain details or extras:
- Can give up: staircase, 10 sqm (110 sq ft) of living space
- Cannot give up: bay window on upper floor (I just really like this nesting box)

Why is the design as it is now? For example:
The desire for a bay window with reading window and open architecture was implemented, combining examples from various magazines...

I wouldn’t say it’s too early. Waiting until the floor plan is (almost) finalized before thinking about the kitchen can lead to disappointments during the kitchen planning stage. You don’t necessarily need to start a separate thread yet, but I believe it already makes sense to consider it in principle.

It is still far from being almost final, and even further from final. It has already been mentioned that this kitchen is barely sufficient for an island, and with a house of this size, the kitchen area will definitely be larger than what you find in a townhouse… I am very confident about that. The staircase comes at the beginning of a floor plan. It indicates the orientation of the layout. And here, it is almost like it has been erased 😉

My feeling right now is that it’s not yet worth planning the kitchen.

Our space requirement is about 165-170 sq.m.
Ground floor: Kitchen 15 m² (160 sq.ft), Living room 36-40 m² (390-430 sq.ft), Hallway 12-15 m² (130-160 sq.ft), Utility room 12 m² (130 sq.ft), Guest toilet 3 m² (32 sq.ft) = 78-85 m² (840-915 sq.ft)
Upper floor: Bedroom 13 m² (140 sq.ft), 2 children’s rooms each 16 m² (170 sq.ft), Walk-in closet 9 m² (97 sq.ft), Bathroom 14 m² (150 sq.ft) + Corridor = approx. 75 m² (810 sq.ft)
+ Office 10 m² (110 sq.ft) (maybe better on the upper floor?)

Dormer window and bay window would be great. Where should I start? On the upper floor? With the staircase on the ground floor? The main thing for the staircase is that I don’t end up right in front of the door and that the steps keep the same width. I have some issues with spiral staircases that get narrower inward. I could use a push in the right direction.

I looked through some of my "floor plan templates" for ideas. The examples are meant purely as inspiration. I rotated and mirrored all of them according to how I would generally orient them on your plot. Just disregard any garages that are partially visible for now. Please also ignore the north arrows.

Dormers could probably still be planned in 😉

Examples 1 and 3 are clearly rectangular... given the width of your plot, this could actually be used quite well.

Example 1 – around 150 sqm (1615 sq ft) – bay window on the upper floor in the hallway, where there is currently a closet drawn without a window. At the top plan, possibly no hallway window but storage space instead. The utility room on the ground floor is very small here; the washing machine is planned on the upper floor in front of the bathroom, together with storage.

Example 2 – about 150 sqm (1615 sq ft) – this was once a modified version of another design from the forum. It had a knee wall but could of course be done with two full storeys, with a bay window facing south on the upper floor instead of closet storage.

By the way, dormer ... I was just about to look at elevations, but there are none in post 1 .. and I noticed that this dormer is planned as an overhanging box on the upper floor.
