ᐅ Suggestions for the floor plan of a single-family house, approximately 175 sqm, with a pitched roof

I’m venturing into this part of the forum to share our floor plan for discussion. I’m hoping for constructive feedback and ideas in case improvements would be advisable.

We want a bright house of about 160-170 sqm (1700-1830 sq ft). We would prefer an open staircase design, but it should not interfere with the floor plan. The flat roof dormer is more than just a nice-to-have... 🙂

Overall, we like the current floor plan very much, but since we are building novices, we would like to go over it with you experts to identify any possible issues. As we haven’t signed the contract with the general contractor yet, there are unfortunately no detailed dimensions available. The furnishing in the kitchen, bathroom, and living area is not yet fixed, so please don’t focus too much on those!

Orientation: the street and entrance are on the north side, terrace faces southwest.

  • Open staircase (straight or with landing, no preference)
  • Kitchen without direct line of sight from living area
  • Office preferably with garden access

House design
Origin of the design: original floor plan from Gussek House “Zypressenallee,” adapted to our needs and wishes by a general contractor’s planner

What do you like most and why? We like the layout and orientation of the ground floor, with sightlines from the entrance area

What do you like least and why? Uncertainty whether the kitchen is too tight; arrangement options for living room (sofa, piano!, bioethanol fireplace?) – possibly remove the middle square window in the living area on the ground floor in favor of more space for furniture?

Price estimate from architect/planner: 600,000 EUR (including garage, additional construction costs)
Personal price limit for house including equipment: 600,000 EUR
Preferred heating system: air-to-water heat pump

If you have to give up on certain details or extras:
- Can give up: staircase, 10 sqm (110 sq ft) of living space
- Cannot give up: bay window on upper floor (I just really like this nesting box)

Why is the design as it is now? For example:
The desire for a bay window with reading window and open architecture was implemented, combining examples from various magazines...

d) to give the staircase builder a chance to showcase their full skill set

There must be some reason why the staircase is meant to act as a charm against the banality of mediocrity.

Otherwise, prevention is of course better than dealing with problems later.

Yes, maybe we calculated more cautiously because everyone warns that it always gets more expensive. And because the garage is currently on hold.
We actually included the incidental purchase costs for the plot in the additional construction costs (notary, land registry), as well as soil survey, surveying, temporary power and water supply, insurance, foundation padding, and connections up to the plot, somewhat generously, since these can’t be calculated precisely yet.
Overall, we already have a fairly detailed cost calculation in Excel. To make it more accurate soon, we have appointments this week with the kitchen fitter, stair builder, and flooring supplier.

So you think we should consider going for the 10 sqm (100 sq ft) for 17K (…), 🙂 That way, at least 5 sqm (50 sq ft) could be allocated more comfortably to the dining area, and we would probably still skip the covered entrance and add that space to the utility room, which could add another 4–5 sqm (40–50 sq ft). Would anyone have an idea where to place the front door then, or should access to the utility room still be through the kitchen—for example, for beverage storage—or rather from the entrance/hallway area?

Utility room access through the hallway area,
you don’t want workers passing through the hallway, living room, and kitchen to get to the utility room.
Replace the utility room window with a patio door instead.
At our place, the contractor’s van with the side door open is parked right outside the tiled utility room, and laundry goes directly out to the drying area.
Just some reasons from our experience.

I haven’t read through all the feedback yet, but I’m going to share my own comments based on the draft on page 15 (I think it was page 15?).

The living area feels huge, empty, and wasted to me. Also, even with the laundry chute, I would still want to carry the washed laundry through the kitchen. The utility room is too narrow and small for that purpose. Unfortunately, utility rooms are often underestimated nowadays, and people tend to cram everything into them. Then they cut off a square meter or so to save space.

Are you planning a storage room under the stairs?

The kitchen seems far too small to me – definitely don’t cut corners there. You spend so much time in the kitchen. Or will there be an extension of the kitchen on the side where the toilet is? That is, behind the dining table. In that case, the niche should be at least 60cm (24 inches). Still, the countertop space is very limited.

I like the upstairs layout. However, I don’t really see any functional use for the gallery, so I would actually consider planning a laundry room upstairs and doing the washing there since laundry mostly accumulates on the upper floor.
