ᐅ Suggestions for the floor plan of a single-family house, approximately 175 sqm, with a pitched roof

I’m venturing into this part of the forum to share our floor plan for discussion. I’m hoping for constructive feedback and ideas in case improvements would be advisable.

We want a bright house of about 160-170 sqm (1700-1830 sq ft). We would prefer an open staircase design, but it should not interfere with the floor plan. The flat roof dormer is more than just a nice-to-have... 🙂

Overall, we like the current floor plan very much, but since we are building novices, we would like to go over it with you experts to identify any possible issues. As we haven’t signed the contract with the general contractor yet, there are unfortunately no detailed dimensions available. The furnishing in the kitchen, bathroom, and living area is not yet fixed, so please don’t focus too much on those!

Orientation: the street and entrance are on the north side, terrace faces southwest.

Further wishes / special features / daily routine, also reasons for decisions:
  • Seating window on upper floor (bay window) – to hopefully bring plenty of light into the hallway and provide a nice view
  • Open staircase (straight or with landing, no preference)
  • Kitchen without direct line of sight from living area
  • Office preferably with garden access

House design
Origin of the design: original floor plan from Gussek House “Zypressenallee,” adapted to our needs and wishes by a general contractor’s planner

What do you like most and why? We like the layout and orientation of the ground floor, with sightlines from the entrance area

What do you like least and why? Uncertainty whether the kitchen is too tight; arrangement options for living room (sofa, piano!, bioethanol fireplace?) – possibly remove the middle square window in the living area on the ground floor in favor of more space for furniture?

Price estimate from architect/planner: 600,000 EUR (including garage, additional construction costs)
Personal price limit for house including equipment: 600,000 EUR
Preferred heating system: air-to-water heat pump

If you have to give up on certain details or extras:
- Can give up: staircase, 10 sqm (110 sq ft) of living space
- Cannot give up: bay window on upper floor (I just really like this nesting box)

Why is the design as it is now? For example:
The desire for a bay window with reading window and open architecture was implemented, combining examples from various magazines...

@ypg or @K a t j a, and everyone else who can think in floor plans... : could there be a staircase option that, given the current exterior dimensions, would make things easier without completely disrupting the layout of the entire ground floor?

I understand what you mean about the kitchen and the utility room. Maybe it would be worth considering relocating the entrance to be within the dining area’s view and incorporating the corner that is currently a covered entrance into the utility room? As for the kitchen, this layout already represents a significant improvement for us in terms of storage space. Of course, people and their needs evolve, but eventually, it will be just the two of us again (not planning specifically for that time yet, I hope my girls stay with us for a long time 🙂 ). At that point, I would actually prefer to have more flexibility in the utility room or dining area.

I have an idea, but I can’t draw it...

1. We expand the utility room by including the covered entrance area (adds about 4.5 sqm (48 sq ft)), possibly with a door from the hallway instead of from the kitchen.
2. The front door would then be opposite the wardrobe (the line of sight would be quite awkward) or even further toward the stairs.
3. The wall between the kitchen and utility room is shifted 10 cm (4 inches) upward according to the plan, making the kitchen counter 3.70 m (12 ft) long and giving the dining area an extra 10 cm (4 inches) as well (the wardrobe would lose space, of course).
4. Remove the glass door and make the stairs a bit longer? I might be bothered by an unobstructed view from the dining table to the front door in that case.
5. We would forgo the west-facing patio door in the living area and extend the wall instead, allowing for a larger sofa.
6. Should the laundry chute then come from the bathroom or the dressing room?

Would this be an approach worth discussing with the architect again?

Regarding your last questions, I can’t provide any answers because I have only partially looked into the floor plan. I don’t like the interior WC on the ground floor, but what I personally dislike even more is the location of the master bed under the window. I would position the bed with the headboard against the gallery wall and then move the entrance from the walk-in closet toward the exterior wall (foot of the bed). It’s just a small change. I would simply find it cozier that way.

However, the wall is only 320 cm (10.5 feet) wide, which might make it quite tight.

That's right. I was mistaken about the measurements. It's a pity – then it is really a bit tight.

What exactly do you want? – I caution against ANY staircase of the “sculptural” kind in a general contractor (GC) project! – GCs are like bakers of plain bread and therefore not suited for wedding cakes.

I want to emphasize again my hope that you mean an independent architect, explicitly not the draftsman of the builder.
