Hello everyone,
I’m interested in how a bricklayer estimates the shell construction costs. Is it usually done very roughly?
All our window lintels are in the ceiling. Using CAD, I can calculate the wall areas minus the window openings.
Is this how a tradesperson would calculate? For example, using the area with 35.5 Ytong blocks?
Looking forward to any tips!

I also find the design quite inconsistent.
The focus seems to be on parking spaces for vehicles, and from there it just gets stranger.
What is the purpose of the furnished apartment? Who is supposed to sleep in the storage room, and why are there two beds in the bedroom?
The hallway in the main apartment is almost as large as the too-small bedroom, while Junior has plenty of space.
The study is too small, making it uncomfortable.
Why is there a workstation in the living room, and why is the guest toilet so large that it takes away the space needed for the kitchen?

The furnishing is really awful, but that can still be changed. The house style is like liverwurst on bread—just a matter of taste with this bunker style.

Yes, there was a detailed folder with many specifics. However, the exact breakdown of the shell construction costs was not clear from it... that’s why I’m asking where I can get a typical shell construction bill of quantities. I would adapt it for my case and use it to obtain initial quotes to get a sense of the price...
