ᐅ Structural Shell Contractor / Structural Shell Cost Estimation – How Do They Calculate?

Hello everyone,

I’m interested in how a bricklayer estimates the shell construction costs. Is it usually done very roughly?

All our window lintels are in the ceiling. Using CAD, I can calculate the wall areas minus the window openings.

Is this how a tradesperson would calculate? For example, using the area with 35.5 Ytong blocks?

Looking forward to any tips!

We are talking about a Gross Floor Area (GFA) of 1300. It should be significantly cheaper to build. Architect fees are based on the anticipated construction costs...
That’s why I prefer to plan it myself.

BRI is not everything. The house is very complex to build. What does the architect estimate the costs to be?

I have two firm turnkey offers, excluding landscaping. One is 800,000 and the other 850,000. Both are well-known companies in the region. Apart from the recessed attic (a requirement from the municipality), the house is quite straightforward.

The question was meant seriously. Apparently, two residential units are planned. I’m only using my phone and don’t want to keep switching back and forth, but I definitely wouldn’t want to move into the smaller apartment: a bedroom with three doors, a bathroom that is large but where you first almost trip over the toilet coming from the hallway. Pure 2-room apartment with 70 m² (750 sq ft). Rented furnished. Bathroom access also possible via hallway for guests.
