ᐅ Structural Shell Contractor / Structural Shell Cost Estimation – How Do They Calculate?

Hello everyone,

I’m interested in how a bricklayer estimates the shell construction costs. Is it usually done very roughly?

All our window lintels are in the ceiling. Using CAD, I can calculate the wall areas minus the window openings.

Is this how a tradesperson would calculate? For example, using the area with 35.5 Ytong blocks?

Looking forward to any tips!

so the lintels are planned to be incorporated into the ceilings here...
I have attached my plans for reference.

I would like to prepare the specifications myself and then request quotes.

That is strongly discouraged. You might as well lay eggs there—you'll never get them out again. Either have the bill of quantities prepared by the architect or ask the shell construction contractor for a quote; then you will also receive a bill of quantities.

Openings up to 2.5 m² (27 ft²) are measured on site; this is standard and cannot be changed even if you prepare your own bill of quantities.

Ok. Learned something new again. So, the structural contractor should provide the first quote... then you can proceed from there. Have you had a chance to look at the plans?

Unfortunately, yes. It’s not to my taste at all, and I wonder who will ever live in that building?

So, I took a closer look at the plan. What I don’t understand is: if you have enough money to build such a house or villa, why not have everything commissioned and coordinated by the architect?

I suspect that just the shell construction will cost at least 500,000 euros, probably significantly more. Overall, building the property won’t be possible for less than 1.5 to 2.5 million euros.

Why on earth take the risk and manage some of the contracts yourself?
