ᐅ Costs of the Shell Construction Including Basement and Masonry Work? Any Experiences?

Hello everyone,
We were originally planning to buy a single-family house from a private seller, but unfortunately that fell through (700m² (8,750 sq ft) plot including an old house for 190,000 euros). Now we have a building plot in sight, 340m² (3,660 sq ft), on which a semi-detached house is supposed to be built. Unfortunately, we have to wait for the future owner of the other half before the local authority can give approval.
My question is: How much does a shell construction (masonry work + basement) typically cost? The house should have around 130m² (1,400 sq ft) of living space over 2-3 floors, and the building should have a cubic shape without any frills, rounded elements, etc., and feature a shed roof. Can anyone help us with this? The local construction company is very, very slow! Everything else (interior finishing, garden, driveway, heating, electrical) we plan to do ourselves or I already have companies lined up to handle those.

In that case, I would not focus too much on the pitched roof (PD). With this approach by the municipality, you already have to agree on a unified external appearance with your neighbor during the design planning phase. I rarely know of semi-detached houses where the pitched roof was used. Stepped floors, staggered pitched roofs, or so-called sloped gable roofs are common, but hardly any pitched roofs (PD).
A fully closed shell construction – masonry with exterior facade, windows/front door, carpentry, and roof structure – should be in the range of around 100,000 euros without and 130,000 euros plus or minus 5,000 euros.
