ᐅ Foul-Smelling Suspended Ceiling, Hoarding, Mold, and Dampness

Hello forum,

Unfortunately, I just had to register here.

I urgently need advice/expertise.

My problem:

My father bought a farm where hoarders had lived. During the viewing, the smell was truly terrible.

Now I have gutted my apartment quite thoroughly. That means all the wallpaper, floors, and so on have been removed. In the bedroom, I have already installed new insulation with drywall.

In the past few days, I have been applying textured plaster to the walls.

BUT yesterday, when I wanted to change the recessed lights, I noticed that the dropped ceiling had been properly installed and insulated with some kind of wool material placed between two black foils. (At least, it is not fiberglass). After leaving the six openings open for several hours, the horrible smell returned to the room. There is still some odor in the apartment in general because the other walls are bare.

Now I face the problem that I know if I do this properly, I would need to remove the entire ceiling and replace the insulation, which would make all the work of the last few weeks pointless.

The question is whether anyone has an idea how I can get rid of the smell? Ozone treatment? Replacing the insulation is difficult because I only have six openings. By the way, they are 22cm (8.7 inches) wide.

Or should I use a sealing primer and seal around the new LED lights with silicone?

Please, any tips are greatly appreciated!

There was a similar thread here recently... a prefabricated house that had a bad smell. You should take a look.

Apparently, mice and rats had lived inside the wall sheathing. The odor from their droppings lingers. That seems likely in your case as well.

A job for the pest control professional 😉

Thanks for the tip. Do you happen to remember the title?

Unfortunately, I don’t think it’s rats... More likely just the typical smell from hoarding.

The "living smell," especially in the ceiling cavity, could also be caused by liquids that leaked from household items or the residents upstairs and have made their way into the ceiling space, where the organic components are now slowly decomposing.

That could be possible, but there is an empty attic above.
