ᐅ Starting the new construction in August/September. Should we plan the garden now?

Hello forum,

As you can see from the headline, our new build will probably not start until August/September. So far, we haven’t given any thought to the garden because we were focused on the floor plan design :-)

Just to be on the safe side, I wanted to ask whether we should or must make any preparations for the garden now? Is there anything I need to consider at the start of construction?

Our plot is located in a new development area, and the building area has already been filled with sand by the development company. Therefore, I don’t expect any major excavation work. However, the rest of the plot is currently overgrown with weeds and somewhat uneven. Should we remove the top layer and level it now, so that only the topsoil is visible, or should we wait? Or maybe add fresh topsoil directly? Won’t the weeds just grow through that? I have no idea!

And basically: I estimate that we can move in around February/March next year. When is the right time to lay a lawn? One more thing that might be important: my wife and I just want a nice lawn and a privacy screen around it, like yews or something similar... So no flower beds or anything. As for the front garden, it’s directly on the street, and there will be more paving than an actual front garden.

How large is your plot of land? In our case, the entire area was needed by the construction companies as a storage site. So any preparation or landscaping would have been pointless. They ended up damaging everything anyway. I had already installed fence posts at the corners, which the workers from my neighbors simply knocked down. For lawn, I can only recommend turf – you can install it yourself. The best time of year for laying turf is around April. However, different turf suppliers can provide more detailed advice.

The plot size is 900 square meters (9700 square feet).

Is it possible to ask the builder to level the area with an excavator and remove the top layer of soil? Do they usually do this?

Yes, they do things like that. Here, it was for a crate of beer (without the construction manager - directly with the excavator operator). However, we didn’t have any topsoil to remove, so I’m not sure how it usually works there. The excavator operator reshaped our garden area in advance.

Isn't that somewhat expensive compared to seeding???

Matter of taste. Yes, it is significantly more expensive. But after one week you can walk on it, and after two weeks the kids can already play on it. It is even and free of weeds. In our new development area, everyone who paid the property transfer tax says: wrong decision – next time it will be turf / sod – they all had no grass left after the winter.
