I’m new here... We have purchased a plot of land with an area of about 530 sqm (5700 sq ft). The width along the street is approximately 16 meters (52.5 feet) and the length about 33 meters (108 feet). It’s a sloped site with a height difference of around 3.30 meters (11 feet). The zoning plan allows for two full floors in a split-level design with a pitched roof at 22-28 degrees. The maximum eave height is 6.90 meters (22.6 feet). There is a single garage with either a flat or pitched roof.
The shape of the building almost defines itself from this: The garage will be built at the border with a width of about 4 meters (13 feet). The house will be attached directly to it, about 8 meters (26 feet) wide, and the remaining space will remain free to maintain the required distance from the boundary (around 4 meters (13 feet)).
My question: Are there any model homes in Bavaria that can be visited? Or are there “sample floor plans” available online? I want to start gathering ideas gradually. I can imagine a lot from “normal” floor plans, but when I search for split-level designs, I struggle to visualize and translate those plans mentally. Being able to see something in person would be very helpful.
Or should I just go straight to an architect?
