ᐅ Solid Wood House: Different Start Dates for Construction

We have owned a 1400m² (15,070 sq ft) plot of land in southern Germany for over a year now. Since our first architect dropped out, we are now about to submit the building permit/planning permission application for the second time. Over the past weeks, we have been in talks with potential construction companies. Mainly regional providers, but also a general contractor (GC) offering 100% timber construction and Kaufmann Bau. What stands out is that only Kaufmann Bau still has an available date this year (09/22) for erecting the house. All other providers have quoted a timeframe of Q2/23 to Q2/24. Why is that? We wonder why this provider still has so much capacity. (We also asked Baufritz today; they are fully booked until Q2/24.)
Especially Kaufmann Bau’s online presence and their rather "aggressive" advertising strike me as somewhat odd or give a strange impression.
In terms of price, the rough estimates so far have all been around €3500/m² (about $325/sq ft). Is that realistic for a solid timber/timber frame KfW 40 house with good fittings in southern Germany?
We simply don’t know if it’s worth waiting until next year to take advantage of the KfW subsidies, or if the rising interest rates would just negate these subsidies anyway. Unfortunately, we don’t know anyone who has built with Kaufmann Bau and would appreciate hearing about any experiences.

As part of our building planning, I also looked closely into kaufmannbau. Among other things, I visited their site in Oberstadion, had an extensive video call with the owner Peter Kaufmann, communicated with clients, and requested a quote for our single-family house.
The long lead times for house assembly were already a topic, and Kaufmann is working on optimizing processes to shorten these.
My subjective conclusion: young team, innovative, friendly, down-to-earth. In the end, it was minor details that led us to choose another company (the long "delivery time" from your post was a secondary factor for us).
What I want to say is: don’t rule out Kaufmann because of the unusual timing. Talk to them, get a quote, and – not least – trust your gut feeling 🙂
