Hello to all experienced members,

My family and I are looking for reliable solid construction home builders, preferably close to Berlin in eastern Brandenburg.
We already own a plot of land and are ready to build from the ground up. We have had some discussions so far and are currently undecided between larger and smaller companies. Do you have any good recommendations?
Also, any feedback on companies like Helma or Massivhaus.One would be helpful. These are our current favorites—one large, one small!??

Soon: The building permit / planning permission has been submitted, so hopefully construction will start by summer, at the latest autumn.
So far: No negative experiences or impressions during the planning phase or contract negotiation up to now. We hope this positive impression will continue during the construction as well.

I would like to revisit my question. Has anyone here had experience with Massivhaus.One or heard anything about them?
Alternatively, can someone provide an assessment based on the construction description on their website? Everything sounds very professional during the preliminary discussions, but their company structure and financial situation seem a bit unclear to us.
It would be unfortunate if the company had to close down halfway through the project. Or is that just something from movies and TV shows?
After all, we don’t build our own home every year and just want to be sure. :p

1. Overall, there is little feedback and nothing negative so far.
2. I find the chapter-by-chapter navigation a bit tedious to read through completely, but from skimming it, I didn’t notice anything bad. Are you sure you want to build without your own architect?

Which TV shows are you referring to and what is unclear? – It’s a limited partnership (KG) with a limited liability company (GmbH) as the general partner, which is not unusual. The capital can be researched but does not replace a performance bond.

For a small fee (about 30 euros), private individuals can request a company’s creditworthiness report from Schufa. We used this service. It confirmed the very positive impression we already had of our construction company.

Unfortunately, credit agencies are not liable for the inaccuracies they sometimes copy from each other. This can create a false sense of security. True financial security can only be achieved through active effort. The same applies to quality matters; therefore, I always bring my own planner-appointed construction manager, also known as an architect, and even when awarding a contract to a general contractor, I always use my own detailed work specification (although you can compare and negotiate differences).

Regarding 1: Nothing negative sounds good.
Regarding 2: Yes, even though the building specifications from large companies look more professional, I am quite impressed. We have heard all kinds of experiences with purely architect-led projects—some went great, others were chaotic. It increasingly feels like there is no guaranteed way to do it right.
