Almost no reputable construction company will build a house for you without one – but it’s your choice. If you decide against it, you will have difficulty estimating costs and won’t have any guarantee.

soneva201219 Jul 2021 20:19I would do it before buying. Our seller wanted to quickly go to the notary, and then we agreed on a withdrawal clause in case the soil survey turns out poorly.

we only had our soil investigation done after purchasing the property. Beforehand, we talked extensively with the future neighboring owners about any issues they had encountered. This way, we learned that excavations uphill from our plot (which lies in the valley bottom) revealed solid rock, while the neighboring plots had softer, clayey and sandy soil. The report confirmed exactly this and was incorporated into our building permit / planning permission and structural calculations.
We also visited the site during heavy rain to check for any streams or standing water. I would definitely recommend doing that as well.
In general, the property owner decides when such investigations can take place. There is no requirement for these inspections to be done before a sale. Just ask the seller if a surveyor, commissioned by you and at your expense, can perform some soil probes on the property. As a gesture of goodwill, a few beers or a bottle of wine to share when you return is often appreciated.
