ᐅ Smart home system for underfloor heating in a KfW40+ energy-efficient house?

Good morning dear forum,

We are currently building; the shell is almost complete, and the plan is to have a 165 sqm (1776 sq ft) city villa without a basement built to KfW40+ standard. Right now, we are going through the plumbing and electrical systems throughout the house, discussing various details.

There will be no wired smart home system. However, Homematic wireless will be used for the roller shutters and heating (only underfloor heating). Later, additional features could easily be added to this setup. Even a layperson like me can manage that… 🙂

Right now, I’m stuck on the heating control. Does controlling the underfloor heating manifold with electric actuators provide significant added value? Our heating installer has a clear opinion and says no! The idea is that properly setting up the underfloor heating once will yield a better annual performance factor than with smart home control. For me, that was basically a given.

By the way, the heating system will be an air-to-water heat pump. On the roof, there is a 12 kWp photovoltaic system with a 6.5 kWh battery storage. That might be relevant somehow.

What are your thoughts on this?
If you need more information, I’m happy to provide it.

Thank you very much for your feedback and best regards!

Even though I agree with the content and don’t have an ERR myself, it should be mentioned that these devices are actually mandatory.
I also strongly oppose buffer tanks.

Please don’t believe that a shutter controlled by an app qualifies as a “smart home.”

And what exactly is smart about that? Wireless in new construction? More expensive than wired and less reliable.
With a heat pump, you don’t need electric actuators.
Proper system design and hydraulic balancing are more important here. Control is only needed via flow rate and supply temperature.

I am somewhat surprised by the many positive comments for the heating engineer after such a simple, though correct, response to the homeowner.
Have we already heard anything about the size of the heat pump? Heat load calculation yes/no? Etc.

They are mandatory, yes, but an exemption is officially possible (and is granted in 95% of cases, as long as you don’t have a difficult planner).

I am impressed by your well-supported response. Can I find your 95% exemption rate documented somewhere, such as in a study or similar source?

You can contact a well-known engineering firm online (with this success rate) and also consider the experiences shared at another meeting point for building services enthusiasts. The exemption is relatively easy to obtain but must be applied for individually for each project.

P.S. The exemption is explicitly mentioned in the building energy law text itself, somewhere around § 100 +/-
