ᐅ Small Plot and L-Shaped Bungalow

Hello everyone,

I have been following for a while and would now like to ask for your advice. We are still very much in the early stages and would actually like to build an L-shaped bungalow with approximately 115-120 square meters (1236-1292 square feet) of living space (for 4 people). The plot we have in mind is about 547 square meters (5889 square feet).

However, I am a bit concerned that the plot might be too small for our plans. The plot should also accommodate a carport for 2-3 cars, a pool (max. 3x5 meters (10x16 feet)), a wooden shed (for bicycles, garden tools, etc., max. 4x4 meters (13x13 feet)), and a sandbox. My partner and I are not very keen on gardening, but the above items should definitely have enough space.

What do you think? Is this all feasible?

This is what I meant: the modification creates the problem that you end up with rooms that use more square meters than originally planned, so the house needs to be enlarged.

You now have a very large corridor without natural light, which consumes nearly 10% of the living area, plus there is a pantry and an additional room used as a dressing area.

But I don’t want to spoil your enthusiasm for your ideas.

I just searched online because I remembered my neighbors’ house, which includes similar specifications to yours, and I found it: maybe you can find some inspiration there.

Yes, that’s also something we’re not entirely happy with. We actually wanted to have as little hallway space as possible. Well, as I said, we are still in the early planning stages. We are currently still looking for the “right” house builder.

18 m (59 feet) plot width
6 m (20 feet) carport
3 m (10 feet) building setback on the other side
leaving a maximum house width of 9 m (30 feet). ... A very simple calculation.

The first sample floor plan has a width of 11.71 m (38 feet) ... and is therefore already excluded.

If I take the 8.60 m (28 feet) forward, then it should work, right?! The 11.71 m (38.4 feet) fits at the back of the plot again. Then there wouldn’t be a carport anymore.

But then you have the corner that is supposed to accommodate the terrace facing east... Also, the carport is located right there:

You really need to draw something like this accurately to scale. Graph paper works very well for this.
