Hello everyone,

My wife and I urgently need to consider a new place to live due to a child on the way. Since rental apartments with enough rooms are scarce and we are not flexible about moving to another location, we are thinking about a plot of land that is still owned by the family.

I will be submitting a building inquiry soon.

What is important to us:
- It is intended to be a temporary residence, maybe about 10 years.
- There must be 4 "rooms" (2 children’s bedrooms, 1 master bedroom, 1 office) plus the usual spaces needed (building services/utility areas, living room, kitchen, bathrooms, etc.)
- It should be built as cheaply as possible since the plot is already expensive (850 sqm (9,150 sqft), 350 €/sqm)
- The house should be around 120 sqm (e.g., Danwood Family 119 with basement or Danwood Family 134 with or without basement).

Now to the specific questions:
With a slope of 4-5 degrees (about 60 centimeters (24 inches) slope from right to left over 8.5 meters (28 feet)), would a basement or a slab-on-grade foundation be more appropriate?

Are there similarly affordable suppliers like Danwood?
I have estimated the Family 119 at €130,000 and the Family 134 at €139,000. Both include underfloor heating.
Massa visited us, but their shell house is already more expensive than the Danwood turnkey house (even when factoring in wallpaper, interior doors, laminate flooring, etc.). Not to mention the additional work involved.
Scanhaus Marlow turned out to be too expensive.

One last question:
Because the plot will be inherited by future heirs, I want to have it appraised legally, especially considering local specifics (plot too large for standard land value, back of the property borders the A3 motorway, neighboring plot has refugee accommodations). Two publicly appointed and sworn experts both estimated around €2,000 for the appraisal fee. Is this a realistic cost?

With the garage located so far back, the driveway will take up a lot of ground space.

I clearly see that in the slab-on-grade category.

In terms of price-performance, especially when looking in the shell house segment, a local builder can be at least as good as the well-known discounters.

I’m not clear about the situation with the plot of land.
Do you have to buy it from the family? In that case, it would be your property and no longer part of an old inheritance but yours.
In the case of inheritance, the current value applies, not the estimate from years ago.
As 11ant already mentioned, a slab foundation is more likely. A basement would just increase your costs.
Are there any existing apartments or houses in the area?
That would probably be cheaper than a bad plot plus building a house.
Are there any noise protection requirements, for example for the windows, due to proximity to the highway?

Yes, the land belongs to my wife’s grandmother. The future heirs are not particularly supportive of us, so handling everything without a proper purchase price would likely cause problems later on. Existing properties are unfortunately very expensive. Just today, I received an offer including an appraisal from a surveyor near the plot: built in 1975, 125 sqm (1,345 sq ft), 800 sqm (8,610 sq ft) land, original bathrooms, small rooms, no special insulation, €440,000.

I want to clarify the noise protection requirements through a building inquiry.

A shell house, like those offered by Massa Haus, is too much for us; with the job and a newborn, we simply don’t have that much spare time.

I would like to have the driveway surfaced with gravel, but the exact size of the plot doesn’t matter to me. I don’t want a garden that requires maintenance—just some wildflowers and grass will be enough.

The classic affordable yet quite decent option is Town & Country.
Building without a basement.
Danwood is somewhat misleading, as far as I know, the slab foundation is missing.

Grandma can do whatever she wants. The future heirs have no say in it. If this is already foreseeable, I would rather stay away from it now. It will only get worse in the event of inheritance.
Later, it might be better to auction the whole property as a community of heirs...
Is there currently a house on the land? According to the appraiser, yes.
Demolition or an additional house on the property?
With €440,000 plus a new house and incidental costs, you will exceed €600,000. If you want to demolish, it will be even more expensive. For that price, you can probably find another property that’s faster to move into, requires less time and effort (DIY), and is less problematic. Not to mention the location.
