ᐅ Gentle Slope – Should You Build on the Slope or Add Fill?

Hello dear forum members,

we are interested in a plot of land that has a slight slope (see attached photos).

What do you think? Based solely on the pictures you see, is it possible to fill in or redistribute the soil to level the plot, or would we inevitably have to build following the slope? What approximate costs might we expect? A basement is not planned; we would like to build with a slab-on-grade foundation.

Thank you very much!

Oh, and the price results from the fact that the land here in town generally costs only 35€ per square meter (approx. 3.25 USD per square foot).

And how much space is there in the area where the house will be located?

Where is north?

I marked the area in red where the slope is. If the soil is not poor, the earth could be spread over the rest of the property to ease the slope there (garden). North is also indicated in the attachment.

Oh yes. Everything beyond the hedge is a field, and it is flat.

The last will be the first
The utilities are at the street-facing end, I assume?

Viewed from the front, at the back left near the hedge it is almost level (about 20cm (8 inches) slope).

That area seems generally large enough for a house, but it would be the rearmost corner. Please also draw in the boundaries and dimensions there.

Exactly, the utility connections are located at the street-side end (including gas).

We had already chosen the house. The dimensions are 9.5m x 9.5m (31 ft x 31 ft). It is a prefabricated single-family house with 1.5 stories, a gable roof, knee wall height of 1.50m (5 ft), roof pitch of 30°, built to KfW55 energy efficiency standard, equipped with solar panels, a gas condensing boiler, and a stratified storage tank, as well as a ventilation system with heat recovery.

Unfortunately, I don’t have the exact measurements on hand. The plot size is 22m x 34m (72 ft x 112 ft). We already have an architect whom I will ask about this.

Basically, I still think it would be possible to place the house in the corner with planning permission / building permit and to distribute the excess soil on the property.
