Hello everyone,
Now that we have a final financing commitment and will have our plot officially certified on Tuesday, I am a bit uncertain about some statements from my architect. He mentioned that due to the current strong construction boom, prices for new builds are rising sharply, and it is becoming difficult to find contractors and tradespeople. Therefore, we should expect significantly higher costs and a longer construction period of up to 1.5 years. Currently, tenders for individual trades are hardly being processed, and the few available contractors in the market are mostly interested in multi-family housing projects because of the effort involved.
Is there anyone here from FFM who is currently building with an independent architect?

This response doesn’t make much sense unless you can see into the future. You can agree on a deadline with an architect for every trade. Conversely, the question is whether you have complete certainty with a general contractor. Someone mentioned earlier that they are building with a general contractor and are currently looking for a roofer.

Bauprinzessin15 Jan 2018 08:24I can’t speak specifically for the Frankfurt area, as we are building with an architect near Bremen. However, the phase that took the longest was the bidding process. It’s clear that the market is currently overwhelmed. Some companies didn’t send any bids at all, and for others, the architect had to make many follow-up calls. We didn’t get three bids for every trade; for the foundation slab, we were lucky to receive at least one. (But that team did excellent work.) So, my conclusion is: yes, it will definitely take longer. Deadline commitments don’t get you very far if there are delays from the start. However, our contractors are not slacking off—there’s almost always someone on site.
