Hello everyone,

I have been following this forum for a while, and now that our planning is finalized and we are about to purchase the plot, I wanted to get your opinion on the floor plan 🙂

Here are the key details:

There are two of us, and that will remain unchanged.
We are planning a single-story house with an attic for storage and a large double garage.

It was important for us to have a clear open floor plan with a strict separation between the private and public areas.

The kitchen design is mostly complete and is currently being developed and costed by our kitchen specialist. Since he has his own carpentry workshop, he is also designing something for the wardrobe, making sliding doors for the dressing corridor, and will create some features for the bathroom as well…

The bathroom planning is still quite rough for now… We need to work out the details later.

The floor plan is currently being revised again; a few door swings need to be changed (e.g., bathroom door to the other side, toilet door opening outward, etc.)

The attic window will be on the east side to improve the entrance appearance on the west side…

The windows on the facade will be shifted slightly, especially in the dining area, to better fit the furniture layout.

For example, we have a large table measuring 1.00 × 2.40 meters (3.3 × 7.9 feet) with six chairs, and our sofa is 3.00 × 2.00 meters (9.8 × 6.6 feet).
So, the furniture shown in the CAD plan does not match our actual items… That’s why I am attaching a hand sketch as well.

Now, I will share the floor plan, perspectives, and a few images of the kitchen, which is also incorrectly marked on the floor plan.

Items that are needed only once a year go in the attic, so why have a staircase?

We want a walk-in closet and will use the hallway for this, no wardrobe in the bedroom.

The sparkling water bottle is always kept on the table, the rest / supply is stored in the cupboard or refrigerator.

On the south wall stands my great-grandmother’s old kitchen cabinet and my self-designed candleholder. No kitchen units.

I’m currently designing and calculating the roof with a 29-degree pitch…

I can’t tolerate sun… So I would never sit on the south side 🙂

Our current living/dining room is 5 x 10 meters (16 x 33 feet) and is also open to the hallway…
And it doesn’t have any echo effect :o

Well then, @nirtak33, what do you want to hear here? Our opinions, as far as I remember. You have those... What you make of them is up to you. You can think about it, but you don’t have to.

Forum members can’t do much with defensive arguments; they don’t care if you give away 10 square meters (108 square feet) for a walk-in closet that could also fit in half the space. In the end, the dark hallway is just another place to put cupboards, because when the light is on, you are visible from outside and then move back into the room anyway.

In life, people often build a second time: the second time to correct the mistakes of the first house. This should be taken into account for resale purposes.
