I have been following this forum for a while, and now that our planning is finalized and we are about to purchase the plot, I wanted to get your opinion on the floor plan 🙂
Here are the key details:
There are two of us, and that will remain unchanged.
We are planning a single-story house with an attic for storage and a large double garage.
It was important for us to have a clear open floor plan with a strict separation between the private and public areas.
The kitchen design is mostly complete and is currently being developed and costed by our kitchen specialist. Since he has his own carpentry workshop, he is also designing something for the wardrobe, making sliding doors for the dressing corridor, and will create some features for the bathroom as well…
The bathroom planning is still quite rough for now… We need to work out the details later.
The floor plan is currently being revised again; a few door swings need to be changed (e.g., bathroom door to the other side, toilet door opening outward, etc.)
The attic window will be on the east side to improve the entrance appearance on the west side…
The windows on the facade will be shifted slightly, especially in the dining area, to better fit the furniture layout.
For example, we have a large table measuring 1.00 × 2.40 meters (3.3 × 7.9 feet) with six chairs, and our sofa is 3.00 × 2.00 meters (9.8 × 6.6 feet).
So, the furniture shown in the CAD plan does not match our actual items… That’s why I am attaching a hand sketch as well.
Now, I will share the floor plan, perspectives, and a few images of the kitchen, which is also incorrectly marked on the floor plan.

First of all: the house style and facade would also be my choice, unfortunately we had to build one-and-a-half storeys. We’re only two people as well.

I also like the design at first glance. However, I would immediately criticize the overly long hallway, which could be shortened by enlarging the last room accordingly and moving the built-in wardrobes forward (towards the hallway). This way, the hallway would have no natural light, but I would accept that.

But what do you need more space there for?
There is nothing worse for me than a hallway without daylight... I want to be able to look outside...
A window in the shower area is questionable; that would be too exposed to anyone outside the house 😱

On second thought, the location catches my attention: personally, I love the west-facing sun, which is very strong in summer, so it shouldn’t be reserved only for the home office.
I would place the kitchen next to the entrance, with windows on the entrance side and a small west-facing terrace… The rest would naturally adjust accordingly and change the layout.

In our current apartment we have the west sun in the bedroom and bathroom and we don’t miss it...
Question: where is the staircase (folding stairs?) to the upper floor?

Kitchen: I would swap the sink and stove positions; generally, there’s too much dishware placed near the stove that isn’t washed right away. That always looks untidy.
>For me, there is nothing worse than a stove on an island or kitchen unit, because my husband cooks a lot of quick-fried food and everything gets splattered with grease, so the stove has to be against the wall with a full glass backsplash behind it.
Also, I feel there is no counter space for a kettle, coffee machine, hand cream, or other small items, as well as beverage bottles. The area where the stove is now shown would be needed on the left or right for these things, which would be too visible and cluttered, and leave too little workspace.
>Coffee machine, food processor etc. will go on the kitchen island against the wall near the sockets.
Beverage bottles go into the bottle cabinet.
On your plan, you don’t have such a deep wall (from the pantry) as shown in the kitchen planning.

Do you mean the empty wall? That is then the one in the living room...
Who is the second bedroom for?

In my opinion, the design suffers from issues often found in large bungalows.
- The floor plan is rather square, which results in varying lighting conditions in the large rooms and partly too dark corridors. This is further emphasized by the type of roof, the covered terrace, and the window height.
- The circulation areas take up a lot of space.
These are only two points that need to be considered or avoided during the design process, even if the plot does not allow for a different building shape.
Also, the building's exterior reminds me of a poultry farm from the collective farming era (LPG times).

Entry staircase... What height does it reach in the attic? That will be too low with this roof. I would plan enough space in the stair area so the stairs can remain in place comfortably.
Hallway window: it only lets light about 4 meters (13 feet) into the hallway. The middle stays dark.
Who needs a large bedroom? Counter question(s): who needs a 9, or was it 11 meters (30 or 36 feet) long hallway?
Who wants to clutter their kitchen island and open a cabinet door for every drink?
Why sit in the shady east while grilling? With the echo effect, @kaho might be right.
I also find the kitchen line along the south wall a bit odd. Wouldn’t it be better to have a special piece of furniture for dishes or glasses there?
